1. What this site is

A reference site that republishes public US federal records — the FEMA National Risk Index and the US Census American Community Survey — joined to ZIP Code Tabulation Areas and shown with the source and vintage of every figure. It is provided free of charge, for general information and planning.

2. Not professional advice

Nothing on this site is an appraisal, a home inspection, insurance advice, a flood zone determination, or financial, tax, legal or real estate advice. No figure here states whether a specific property is safe, unsafe, insurable, or worth any particular amount. Hazard ratings describe areas, not individual homes, and the FEMA National Risk Index is intended for planning, not as a substitute for a localised risk assessment.

Before buying, insuring or financing a property, consult qualified professionals — a licensed appraiser, home inspector, insurance agent, tax assessor or attorney — and the official records for that property.

3. Fair housing

This site publishes hazard and property tax records only. It makes no statement about the desirability of any community and holds no demographic, racial, ethnic or other protected-class data. You must not use it to make, or to justify, any decision in violation of the federal Fair Housing Act or any state or local fair housing law.

4. Accuracy and availability

Figures are reproduced from the datasets named on the sources page, at the vintages shown, using the method described on the methodology page. Survey estimates carry margins of error, federal sources are revised, and a figure correct at the vintage shown may no longer be current. Where a source does not report a value, the page says so rather than estimating one.

We work to keep the site accurate and available, but we do not guarantee that it is complete, current, error-free or uninterrupted, and we may change or withdraw any part of it at any time.

5. Acceptable use

You agree not to:

• use the site in violation of any law, including fair housing law;
• send automated requests at a rate that degrades the service for other readers, or attempt to bypass the limits that protect it;
• attempt to gain unauthorised access to the site, its servers or its data;
• present figures from this site as altered, as current when they are not, or as endorsed by this site or by any federal agency.

6. Using the data and the content

The underlying federal datasets are works of the US government and are not subject to copyright in the United States. You may reuse figures from them freely; please keep the source attribution shown on the sources page with any figure you reuse, and do not suggest that a federal agency endorses your use.

The site’s own text, guides, design, and the crosswalk and presentation described in the methodology are the work of its operator and are protected by copyright. You may quote short passages with a link back to the page. Please ask before republishing larger portions.

7. Links to other websites

The site links to federal agencies and other websites for sources and further reading. We do not control those sites and are not responsible for their content or their privacy practices.

8. Disclaimer of warranties

The site and everything on it are provided “as is” and “as available”. To the fullest extent permitted by law, we disclaim all warranties, express or implied, including warranties of accuracy, merchantability, fitness for a particular purpose and non-infringement.

9. Limitation of liability

To the fullest extent permitted by law, the operator is not liable for any indirect, incidental, special, consequential or punitive damages, or for any loss arising from your use of or reliance on the site, including any decision to buy, sell, insure or finance a property. Some jurisdictions do not allow these exclusions, so some of them may not apply to you.

10. Changes to these terms

We may update these terms. The “Last updated” date at the top changes when they do, and material changes are recorded in the changelog. Continuing to use the site after a change means you accept the updated terms.

11. If part of these terms fails

If any part of these terms is found unenforceable, the rest remains in effect.
